You don’t know what’s behind the shower wall. There could be electrical wires, heating ducts or plumbing pipes and if you damage one of these, your bathroom remodeling projects has now became a homeowner’s nightmare.

After you have cut the three sides of the one-piece shower unit, you will need to remove the shower base and this will require separating the shower drain or waste pipe from the old shower pan. I would recommend using your reciprocating saw to cut safely around the perimeter of the drain pipe and remove the last large piece of your old shower.

The last thing, left to do is to remove the part of the shower base that is still around the waste pipe. this can be done by removing the rubber piece that is located in between the old shower and the old waste pipe or you can safely cut the old acrylic or fiberglass shower drain in half and remove it that way.

This part is very important, make sure that you do not cut the waste pipe. You will be reusing it, whether you’re going to be installing a new acrylic shower or installing a new cement shower pan for a tile shower.

According to NFC Times, even though handset makers are beginning to ship more popular smartphone models with NFC inside, industry experts say they shipped less than 40 million NFC phones in 2011. Shipments in 2012 of NFC phones are expected to be around 100 million.

You can use pre-designed templates and look at similar sample proposals to make the proposal writing process quick and efficient.

Inexperienced proposal writers sometimes make the mistake of mailing out only a cover letter accompanied by a list of services and prices. That’s not a good idea. Your goal is to persuade potential clients to give you their business. You must gain the clients’ trust and make them understand that you can deliver the services they need; a simple price list can never do that.

As a trainer, you know that you must address the needs of your audience. That’s true in a proposal, too. So, to prepare for writing any kind of proposal, your first step should be to gather information about your client so that you can present a proposal tailored to meet that client’s specific needs. of course, that might take a bit of effort, but that research will make your proposal much more likely to pay off. Nobody likes to receive form letters; any client is much more likely to accept a customized proposal. Your time will be better served by learning about your potential client and structuring a proposal that specifically targets their needs than blanketing the field with a one-size-fits-all approach, or even an offer of multiple packages.

After you’ve collected information about your potential client’s history, needs, and concerns, you’ll find that writing your training services proposal is a reasonably straightforward process. That’s because proposals that offer services, regardless of the type of services, follow a similar structure: first comes the introduction, then a summary of the client’s needs, followed by descriptions of the services offered, as well as details and costs. Then the proposal should conclude with information about the service provider, such as relevant experience, credentials, and capabilities.

After providing the details of your training program, you need to persuade your client that you are the best choice for the job, so add pages like About Us / Company History, Experience, our Clients, References, Credentials, Certifications, Awards, and Testimonials; in other words, include everything you need to convince your client that you can be trusted to deliver the training services needed. Finally, include one or two topic pages to wrap things up with a call to action. Use topics such as Recommendations or Evaluation.

Training services may also be a component of a larger project proposal. for example, you may be proposing a complex software system project that includes descriptions of equipment, installation details, staffing, and so on. A complex proposal like this may also include a subset of topics for training. in this case, you will follow the basic structure outlined here, but the Training Plan will most likely be listed as one section of the proposal.

To help persuade clients, proposals should be visually appealing. Consider doing any or all of these to add graphics and splashes of color: incorporate your company logo, use colored borders on your pages, or select custom bullet points and fonts that match your business style.

Because you are providing educational training, your proposal must be flawless. Carefully proofread and spell-check all the pages, and get someone who is unfamiliar with your proposal do the final proofreading pass, because it’s easy to overlook mistakes in your own work.

Finally, save your proposal and deliver it to your potential client. the best delivery method will depend on your business and your relationship with your potential client. Emailing PDF files to clients is a common practice; however, consider that a nicely printed, signed and hand-delivered proposal might impress the client more by showing you value that client enough to put in the extra personal effort. these days, too many businesses are automating everything possible and losing the personal touch.

“That would make a great shot,” she suggests in a friendly tone to a Times photographer, gesturing to her husband down below in the kitchen. “Open the window, Jonathan,” she says as he slices potatoes.

The photographer tries the picture. Green ferns and the rustic spa are reflected in glass. Jonathan Sela is outlined by a charcoal gray frame around the window. The house’s indoor-outdoor beauty comes through perfectly.

The shot offers a hint of how Schoenbachler, herself a photographer, and Sela, a cinematographer, applied their eye during the house-building process. though the couple turned to a noted architectural firm to guide the design, their house is still very much their vision: indoor-outdoor, family friendly, modern but warm and inviting.

The couple were inspired to build a new house after they fell in love with architect Ron Radziner’s home, seen on the Venice Art Walk years ago. after remodeling two houses in Venice—one Spanish, the other ranch—the couple knew that this time they wanted something modern for their growing family.

On a narrow, 5,000-square-foot lot near Abbot Kinney Boulevard, Schoenbachler and Sela’s house has the qualities typical of Marmol Radziner’s work—efficient, modern, striking in its apparent simplicity—as well as a lush landscape that brings some softness to all the clean lines.

From the beginning, the couple sought to create a sense of warmth through a connection to the environment, or as architect Leo Marmol says, “a rougher texture,” much like the imperfect beauty that you see in nature, not to mention life.

Essentially working from the ground up, the couple began by choosing subdued colors and finishes for warmth. Siding composed of four woods from dismantled barns in Pennsylvania wraps interior walls, ceilings and the exterior. Cork flooring upstairs and walnut cabinetry soften the home’s geometric forms and give the house a comfortable vibe.

“Any time that we had to make a decision about something that could be either super modern and possibly sterile, we consciously discussed how to avoid that, so we could always feel comfortable in an ultra-modern home,” Schoenbachler says.

The first floor is a single continuous family area: living room, dining room and, offset by a couple of steps, the kitchen. It’s minimally furnished with a few midcentury-style couches and a solid wall of cabinets to contain the clutter of books, antiques and a television. what was going to be a wine cabinet by the dining area became open shelving for kids’ toys, adding a casual sensibility to the modern architecture.

Venice artist Simon Maltby designed an enormous table made from an Oregon spruce tree that fell down in a storm. he also created a repurposed wood chandelier. from the outdoors looking in, the light installation resembles “a tree hanging upside down,” Schoenbachler says. The piece evolved slowly, with Maltby moving the branches around until they were just right. The couple then added an eclectic mix of light bulbs to the base. At night, the lights reflect off the house’s glass walls to amazing effect.

The concrete floor is stained a warm brown and bronze, and steel stairs are softened by views of water and flora beyond. Sliding glass doors along the dining area open to a pool on one side and a courtyard on the other, the landscape planted with the ferns, Japanese maple and flowering redbud.

“It gives the house a sense of seasons,” Sela says. “We get a contrast of reds and greens.”

Wooden paths lead to a spa, an outdoor shower and vegetable planters at the rear of the house—another unexpected touch.

Engrossed in his Play-Doh, Indika Sela, 3, gets up from the living room floor and walks through a sliding glass door to the courtyard. Seemingly lost in thought, he dips his toe in the narrow saltwater pool. “It’s cold!” he says with surprise, before moving on to the front yard, where a sandbox and tepee await.

That’s precisely what Schoenbachler and Sela had wanted for Indika and their other son, Luca, 5.

“We wanted to create indoor and outdoor spaces where the boys could move freely,” Schoenbachler says.

As the couple collaborated with the architects and project manager Mike Patterson on all aspects of the home, natural elements remained paramount.

“They both wanted to live in the garden,” Marmol says. “We felt the more we can open it up, the better. “

Instead of building to the lot lines, the architects preserved ground-floor garden space and extended interiors visually to the outside through walls of glass and a terrace upstairs, making the three-bedroom, 2 ½ bathroom house feel much larger than its 2,863 square feet.

“This is classic urban living,” Marmol says. “Your neighbors are there, but you have your privacy.”

The enclosed front yard is an oasis for the kids, with a swing set joining the tepee and sandbox, plus a soft pathway on which they can run or ride. Sela and Schoenbachler, who did the landscaping with the help of Venice, Calif., designer Art Maltby, Simon’s son, planted drought-tolerant Australian natives. Repurposed materials for the space include brick used for a walkway and recycled wood in the fencing around the sandbox.

Back inside, the house’s furnishings complement the building materials. Vintage pieces throughout the home add a sense of fun: flea market glass lamps, an old stereo and TV set, framed comic books and Holly Hobbie wooden plaques in the boys’ bathroom. in the powder room, the couple installed hand-etched fleur-de-lis tile, a subtle stencil pattern on the walls and inexpensive tin ceiling tile. for literal warmth: radiant floor heating, a simple and efficient way to add luxury without having to decorate a thing.

There are more action computer games than ever out there today, and many various kinds as well. many can be played via PC, but there are lots that are being made for stand alone gaming consoles like PS3 or Xbox. for gamers that love action games, a good one is a dream for them. some would rather play on a console, where the experience may seem more lifelike, versus a PC. usually, the characters that are found in console games are extremely real, and you would think you were watching a movie. However, the very most popular online games are for PCS, and only a handful are console based.

Some of the games that can be played on a computer are games like WWE, as it is very popular, and has lots of people that enjoy playing it over many other types of games. It can be played either online or one on one. there is also an abundance of freeware games that can be discovered on the Internet, and they are also widely popular. Today, most people that enjoy games like ones that can be played online with forums where they can socialize, and also compete in world wide gaming competitions that are done to show the world the best gamers out there.

Why redistricting commissions aren’t immune from politics

Until recently, not many people in Colorado had ever heard of Mario Carrera. an executive at Entravision, which owns a number of Spanish-language TV and radio stations, Carrera’s world existed off-camera, far from the drama of politics playing out on the news on his stations. That changed last May when Carerra was appointed to serve as the lone independent on the state commission charged with handling state legislative redistricting in Colorado. By the end of the year, the man who came to be known as “Super Mario” was the most controversial person in Colorado politics. Upset with how the commission’s political maps turned out, the Republican speaker of the state House of Representatives called Carerra a “failure.” The conservative group Compass Colorado went a step further when it called on Entravision to fire Carrera from his day job. The anger came from the fact that Carrera had sided with the commission’s five Democrats — and against its five Republicans — on a new political map for Colorado. one GOP member on the commission said that  Carrera hadn’t been independent at all but rather a “wolf in sheep’s clothing,” a view that Republicans saw as confirmed when word circulated that he had attended a fundraiser for President Obama while on the commission. For his part, Carrera pointed out that the chairman of the Colorado Republican Party had recommended his appointment. The irony of all this is that Carrera was appointed specifically to try and take some of the politics out of redistricting. Colorado set up an independent commission back in 1974. The idea was to take the job of drawing political boundaries out of the self-interested hands of state legislators, a concept whose appeal has been growing. More than a dozen states now use some variation of an independent commission, with California the latest to give it a try. in Colorado, legislative leaders, the governor and the chief justice of the state supreme court all get to make appointments. in past decades, one party always ended up with more members. this time, though, Governor John Hickenlooper, a Democrat, and Chief Justice Michael Bender, a Democratic appointee, acted to ensure neither party had a majority. but partisan balance doesn’t necessarily create partisan comity. Bob Loevy, a Republican who served on the commission with Carrera, has published an online book on the experience called Confessions of a Reapportionment Commissioner. “The commission essentially, all through its work, says, ‘do we want to take the Republican or the Democratic plan,’ ” Loevy told Stateline. “what looks like a great reform in 1974, it’s all just a cover for the political parties.” Colorado isn’t the only state in the latest round of redistricting where an independent commission intended to tamp down partisanship wound up sparking partisan fireworks anyway. Commission processes in Arizona, California and Idaho were also contentious and litigious. The lesson from these states seems to be that even when independent commissions take partisans out of redistricting, they can’t take out the partisanship. however, that doesn’t necessarily mean that independent redistricting commissions have failed. to the contrary, many of the people who have served on independent commissions argue that, in some cases, it may be evidence that they have succeeded in crafting plans that didn’t serve elected officials’ self-interest. “Everyone is so entrenched in their own agenda and party,” Carrera says. “I do believe that there is a purpose that was served by separating this commission from the legislature.” Varying structures Commissions are in charge of redrawing maps for legislative districts, congressional districts or both in 13 states: Alaska, Arizona, Arkansas, California, Colorado, Hawaii, Idaho, Ohio, Missouri, Montana, New Jersey, Pennsylvania and Washington. some of these states go to greater lengths than others to achieve independence. some of the commissions forbid elected officials from serving, while others include them by law. some prevent party-line votes, while others are regularly dominated by one party or the other. Still, each of these commissions was created for a similar purpose: to take redistricting out of the hands of state legislators who have a personal stake in the outcome. no state has created a more elaborate process to do that than California, where a 2008 ballot initiative created the California Citizens Redistricting Commission. among other things, the law rejects out of hand anyone who in the past 10 years has run for state or federal office; anyone who has been a registered lobbyist; anyone who has worked for a political candidate, campaign or party; and even anyone who has made large political contributions. Before the California commission ever drew a map, however, Republicans were already accusing the body of being co-opted by Democrats, based on its selection of consultants. Those accusations gained some weight when a ProPublica investigation pointed to places where the commission had adopted district lines promoted by supposed “good government” groups that actually were run by Democratic operatives. Democrats are expected to gain seats under California’s new maps. “it wasn’t so much that the Democrats tried,” says Douglas Johnson, a fellow at the Rose Institute of State and Local Government and one of the consultants the commission passed over. “of course they tried. The surprise is that it worked.” Democrats and many of the commission’s members say those allegations are overblown. The congressional map is currently in court, while the state Senate map may be subject to a voter referendum instigated by Republicans.

Arizona’s independent commission also riled opposition. Republicans accused the commission of violating state open meeting laws, procurement laws and the state constitution’s standards for drawing of districts. Much of their ire was focused at the commission’s lone independent, Colleen Mathis, whose husband had worked on a Democrat’s legislative campaign in 2010. Governor Jan Brewer and fellow Republicans briefly succeeded in impeaching Mathis, only to have her reinstated by the Arizona Supreme Court. They also briefly contemplated trying to eliminate the commission entirely. then, there’s Idaho’s Reapportionment Commission, whose membership of three Democrats and Republicans has been rotating through a cast of new characters for months. First, the commission failed to meet a September 6 deadline for drawing state legislative districts. So the state Supreme Court disbanded the group and had a new commission appointed. The second panel did approve a map, only to have the Court reject it for violating the state constitution’s standards. After that, Republicans engaged in a struggle over whether a third effort at drawing maps should require a third set of commission members to do the work. Idaho Republican Party Chairman Norm Semanko and House Speaker Lawerence Denney wanted to remove the people they appointed to the second commission — Denney says his caucus believes they conceded too much to the Democrats — but were rebuffed by the Idaho Supreme Court. any more delays could become problematic from an elections administration perspective: The filing period for legislative candidates ends March 9, without any districts for them to run in. Evan Frasure, the Republican co-chair of the first Idaho panel, helped to initiate the commission structure in 1994 when he served in the Idaho legislature. Still, he concedes that taking redistricting out of the hands of the legislature hasn’t gone smoothly. “Rather than having 105 legislators duking it out, now you have six people,” Frasure says, “but it did not remove the partisan nature of it.” a better result?Not every state with an independent commission has ended up mired in controversy. in Washington, for example, a commission with two Democrats and two Republicans unanimously approved new legislative and congressional lines. one of the Republican commissioners, former U.S. Senator Slade Gorton, called Washington’s approach, “the best in the country.” Nor is it clear that the states with commissions have been more contentious than anywhere else. Texas, Illinois, Wisconsin and Maryland, all states where legislators themselves control redistricting, have approved plans that the minority party decried as flagrant gerrymanders and all of them ended up in court. It’s just that, if the commissions were supposed to take the partisanship out, they haven’t done it. Defenders of commissions argue that their purpose was never to take the partisanship out of the process so much as it was to take some of the partisanship out of the outcome. It’s hard to say, though, whether the final product in commission states is really all that different. There’s no one set of good-government principles that political maps should follow, let alone an accepted way of proving that those principles have been met. while the maps produced in some commission states seem to suggest partisan meddling, there are also signs that the commissions ended up drawing more competitive districts than legislatures might have if left to their own devices. in Colorado, for example, Republicans complained that the state legislative maps drew 10 GOP incumbents — including three members of their leadership — into just 5 seats. at the same time, however, the maps also greatly increased the number of seats that both Democrats and Republicans have a chance to win. even Loevy, a critic of the process, says that Carrera deserved credit for upping the number of competitive seats. Similarly, in California, the commission process clearly made a difference in terms of competitiveness. Stan Forbes, the independent who chaired the commission, points out that in the past decade, with maps the legislature created, only five times out of 765 elections did a congressional or legislative seat switch hands between the parties. “The 2001 lines were the incumbent protection act and they said so,” says Forbes, a bookstore owner. “Everyone was candid that that was what happened.” this time, with the California commission forbidden from even viewing political data, the new congressional map has already shaken things up. several of the seats are expected to be hotly contested by the parties throughout the decade. Six California members of Congress have announced they won’t run again. Four others are in incumbent-on-incumbent races in two districts. With outcomes like those, it’s no surprise the maps have prompted an animated debate. “anybody that does redistricting in any process, it’s always a contentious endeavor,” says Kim Brace, a redistricting consultant. “You’re dealing with peoples’ livelihood. You’re making the decisions of does this person live or die, politically.”
